It applies to information collected through tampabaywithteresa.com, our home search site at teresahudson.lpthomesearch.com, Meta lead ads and Instant Forms, website contact forms, and related communications.

1. Information We Collect

Depending on how you interact with us, we may collect:

Contact information: name, email address, telephone number, mailing address, and preferred contact method.

Real estate information: property address, ownership or occupancy information, buying or selling interests, preferred communities, price range, timeline, property features, and information needed to respond to your request.

Inquiry and communication information: information you provide in a form, email, text message, telephone call, appointment request, survey, or other communication, including records of your preferences and requests.

Technical and usage information: internet protocol address, browser and device type, operating system, pages viewed, referring source, approximate location derived from an internet protocol address, cookies, and similar technologies.

Advertising information: campaign, ad, form, and submission details associated with a Meta lead ad or another advertising source.

Please do not submit Social Security numbers, financial account credentials, government identification numbers, medical information, or other highly sensitive information through a lead form or general website form.

2. How We Collect Information

We collect information directly from you, from Meta when you submit a Facebook or Instagram lead form, from our website and communication tools, and from service providers that support our real estate, marketing, and customer relationship activities. We may also receive information from LPT Realty, transaction professionals, referral sources, or public property records when permitted by law and relevant to your request.

3. Purposes of Use

We may use personal information to:

  • Respond to your request for a home valuation, seller consultation, buyer assistance, relocation information, market information, or other real estate service.
  • Contact you about the specific inquiry, property, service, or appointment you requested.
  • Provide real estate information, prepare market analyses, coordinate showings or consultations, and support a potential or actual real estate transaction.
  • Maintain records in a customer relationship management system, remember your preferences, and provide customer service.
  • Operate, secure, troubleshoot, measure, and improve the website, forms, communications, and advertising campaigns.
  • Prevent fraud, protect rights and property, comply with legal or regulatory obligations, and enforce applicable terms.
  • Send marketing communications when permitted by law and consistent with the choices and consent you provided.

4. Calls, Texts, and Email

When you submit a form, we may use the contact information you provide to respond to that request. If a form includes a separate consent to receive marketing calls, text messages, or emails, we may contact you as described in that consent. Consent to marketing communications is not a condition of purchasing property, goods, or services.

If the consent presented at the point of collection states that automated technology or an artificial or prerecorded voice may be used, those methods may be used as described in that consent. Message and data rates may apply, and message frequency may vary.

You may opt out of marketing text messages at any time by replying STOP or by telling us in any reasonable way that you no longer want them. Every marketing email includes an unsubscribe link. You may also ask us to stop marketing calls, texts, or emails by phone, email, or our website contact form. We honor opt-out requests promptly and no later than 10 business days after receipt. We may still send non-marketing communications needed to respond to an active request, complete a transaction, confirm an opt-out, or meet legal obligations.

Consent is collected at the form: This Privacy Policy explains our practices, but it does not replace any consent or disclosure that must appear directly in a Meta Instant Form or other lead form.

5. Text Messaging

If you opt in to text messages, we will text you about your real estate inquiry and, if you separately agreed, real estate marketing updates. Message frequency varies. Message and data rates may apply. Reply STOP to opt out or HELP for help, or contact us using the details in Section 15.

No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Text messaging opt-in data and consent will not be shared with any third parties, other than service providers that help us deliver messages.

6. How We Disclose Information

We may disclose personal information only as reasonably necessary for the purposes described in this policy, including to:

LPT Realty: our affiliated brokerage, including its personnel, systems, and compliance functions.

Service providers: website hosting, customer relationship management, email, telephone, text messaging, scheduling, analytics, advertising, document, security, and other providers that process information for us.

Real estate participants: clients, cooperating brokers and agents, title companies, lenders, inspectors, appraisers, closing professionals, vendors, and other parties when you direct us to proceed or when needed for a real estate service or transaction.

Legal and safety recipients: courts, regulators, government authorities, law enforcement, insurers, professional advisers, or other parties when disclosure is required or permitted by law or reasonably necessary to protect rights, safety, and property.

Business transfer recipients: a successor or other party involved in a merger, reorganization, sale, or transfer of all or part of the relevant business, subject to applicable law.

We do not sell or rent personal information for money, whether it comes from a Meta lead form, our website, or any other source. We do not disclose it to unrelated third parties for their own marketing unless you direct us to or give appropriate consent. Some privacy laws may define certain analytics or advertising disclosures more broadly than a sale for money. Where required, you may request an applicable opt-out through our website contact form.

7. Cookies, Analytics, and Advertising

Our website and its service providers use cookies, pixels, tags, and similar technologies to operate the site, remember preferences, understand traffic, measure advertising, and improve services. Current providers include WordPress.com (Automattic) for hosting and site statistics, and Lofty for customer relationship management and home search. These providers may receive device, browser, interaction, and campaign information under their own terms and privacy policies. We update this list when our tools change.

Our website does not currently respond to browser Do Not Track signals. Third parties may collect information about your online activity over time and across different websites when you use our site.

You can use browser settings to block or delete cookies. Some site features may not work as intended if cookies are disabled. Advertising choices available through a platform or browser are controlled by that provider and may not stop all advertising.

8. Data Retention

We retain personal information for as long as reasonably necessary to respond to your request, provide services, maintain business and transaction records, resolve disputes, enforce agreements, and satisfy legal, regulatory, tax, insurance, or brokerage obligations. Retention periods may vary by the type of information and the reason it was collected. We delete, de-identify, or securely dispose of information when it is no longer reasonably needed, subject to permitted backups and legal retention requirements.

We use reasonable administrative, technical, and organizational safeguards intended to protect personal information. No internet transmission, electronic storage system, or security measure is completely secure, so we cannot guarantee absolute security. Please do not send highly sensitive information through an unsecured form, text message, or email.

  • Correct inaccurate personal information.
  • Delete personal information.
  • Receive a portable copy of personal information you provided.

We will respond to verified privacy requests within 45 days. If we need more time or cannot fulfill a request, we will tell you why.

Our website and real estate lead forms are intended for adults and are not directed to children under 18. We do not knowingly collect personal information from children under 18 through these services. If you believe a child submitted personal information, contact us so we can review and, when appropriate, delete it.

12. Third-Party Sites and Services

Our website, advertisements, and communications may link to or use third-party sites and services, including Meta platforms. Their privacy practices are governed by their own policies. This policy does not control information that a third party collects for its own purposes.

13. LPT Realty Privacy Policy

This policy describes the privacy practices of Teresa Pagan-Hudson for tampabaywithteresa.com, her lead forms, and her client communications. For information you submit through those channels, this policy controls how Teresa Pagan-Hudson uses and discloses it. LPT Realty, her affiliated brokerage, may also receive or process information and maintains its own privacy policy, available at the LPT Realty Privacy Policy.

14. Changes to This Policy

We may update this Privacy Policy to reflect changes in our practices, services, technology, or legal obligations. The revised policy will be posted on this website with a new effective date. If a change materially affects how previously collected information is used, we will provide any additional notice or choice required by applicable law.
